Lot B10 of the Atalante Viasilva ZAC in Cesson-Sévigné (Brittany) aligns with Rennes Métropole’s goal of combating global warming through an innovative and replicable low-carbon urban development project. Located near the metro, this mixed-use office and residential block is designed to open onto a forest park and offers optimized user comfort. The project is intended to serve as a model for future developments in the Rennes metropolitan area.

Designed in collaboration with the firm Aqma, the project consists of four residential buildings and two office buildings, with retail spaces on the ground floor. Each block is spaced 20 to 40 meters apart, ensuring unobstructed views and ample sunlight. The staggered arrangement of the buildings minimizes direct views between them. Constructed from natural and local materials, the buildings blend harmoniously into the landscape.

Built of wood and stone, the residential and office spaces are modular, allowing for their adaptation to new uses. The office building features walkways designed for outdoor office spaces and relaxation areas, fostering social interaction and a sense of community.

All residential units benefit from dual orientation, and each apartment features a generous outdoor space. Between each building, through streets, walking paths, and playgrounds are designed as ecological corridors.
